For the home seller:
A Pre-Listing Home Inspection will help eliminate last minute repairs that could delay a closing. This allows the seller to become aware of and repair property conditions prior to listing your home for sale.
We take photographs of all damage and report it to you within 24 – 48 hours. Most repairs or deficiencies found should not cause alarm or result in a lost sale.
Standard home inspection:
This is what most clients request for real estate transactions. This is a visiual inspection of all the working components of the home with a highly detailed report that includes photos.
Termite Reports (WDO):
A WDO (Wood Destroying Organisms/Termite) Inspection is highly recommended in addition to the home inspection. We subcontract to our licensed WDO Pest Control Partners who will also be onsite for inspection day.
4 Point Inspection:
The 4-Point Inspection is often a required inspection in order to obtain (or maintain) insurance coverage. This is especially pertinent when insuring an older home and include the following 4 key points:
Wind Mitigation Inspection:
In Florida, a wind mitigation inspection is performed by a licensed general contractor, building contractor, architect, engineer, building inspector or home inspector. The information gathered is presented on a standard wind mitigation form, OIR-B1-1802, commonly referred to as the 1802 form. As of Feb 1, 2012, all inspections must have photos showing each feature listed on the wind mitigation form
It is not necessary that you are on property but it is preferred and recommended. Our field team of inspectors are able to provide an on-site verbal summary to you and your realtor at the conclusion of the inspection.
